Development Update at College Crescent – 02/06/15
TSG are making good progress, they have demolished the rear extension and foundations will be laid next week for the new extension. The new floor in the lower ground floor flat will be laid in two stages to allow the whole flat to be tanked and a new DPC is to be injected into the walls. Although there is little evidence of rising damp, it was felt that these extra precautionary measures were warranted, given that everything had been stripped back and it was ideal opportunity to carry out the work.
We have redesigned the layout of the lower ground floor flat by taking out the hallway and opening up the living room area. This has given the flat a larger living room/kitchen and has created an overall larger useable space. With the removal of the hallway, which acts as a fire escape, we have agreed with building control to install an electric sprinkler system.
We will now be obtaining quotes from a couple of pest control companies to fumigate the whole property as a preventative measure.
On installing the Velux windows on the third floor we have been advised that the current roof tiles are made of plastic and will have to be replaced, as they can only be stuck together which does not comply with current building regulations. TSG will provide an estimate to replace roof tiles to include the straightening out of the roof purlins.
It was agreed that hot water cylinders would be located in the roof space for the third floor studios and in the ceiling space in the hallway for the first and second floor studios.
