Development Update at College Crescent – 03/11/15
All new windows have now been fitted and we have completed the plastering of the third floor walls and ceilings.
We are currently laying 26mm acoustic board with heat mat fibre self-leveling latex and heatflow underlay on the third floor. The 12.5mm plywood will then be laid and finally engineered Oak flooring.
The new sprinkler system is being installed in the lower ground floor and laundry room. Access panels will be fitted to allow for 12 monthly maintenance inspections.
We have established that there is widespread Fungal Mycelium Infestation, within the brick work of the external front façade, extending from the ground floor to third floor level. Therefore, we are currently removing all of the rendering and decorative mouldings, which will need to be replaced by a specialist contractor. Another specialist contractor will pressure inject and surface spray with Permagard Masonry Fungicide, to the whole of the front façade.
It has been determined that the balcony is also unsafe so will need to be replaced. Further inspection is being carried out on the front porch, to establish how much repair work will be required.
